From a car factory to the most attractive innovation district with flair: The O-Werk | Campus enables perfectly networked working and research with many offerings for work-life balance—unique in the Ruhr region.

The Landmarken Quarter is also attracting considerable interest on the capital market. Following completion of the "Ideenschmiede" complex, Landmarken sold one of the three buildings in the summer. For the buyer, La Française Real Estate Managers Germany, Ideenschmiede 3, with a rental area of approximately 5,290 square meters, is its first office building in Bochum.
"The sale proves the appeal of this neighborhood development," says Landmarken transaction manager Philipp Brinkmann, adding: "This is a groundbreaking signal for our other projects there and for Bochum as a whole." Indeed, O-Werk | Campus is proving to be a huge attraction at all levels, including for interested users. "What is being created here is a clear statement for the future," says Frederike Krinn, partner at Landmarken, with a view to the emerging innovation district. A mixed-use campus for work and research, a district with short distances, but also one that promotes well-being: "We are creating places here for people to come together, to linger, and numerous offerings that are not a given for a district with a working character."
Innovation Quarter: a unique place with numerous offerings
You could also say that a unique place is being created with numerous offerings that will transform the former Opel site into a future-oriented innovation district. The daycare center for the children of employees in the district has been in operation for a year, and the restaurant in front of the O-Werk is scheduled for completion in 2024. The service point in the think tank has just been newly furnished. The community manager from our sister company Stadtmarken Business is already working on offerings such as "Sport on Campus." As the central hub of the connected neighborhood, the service point is operated by Stadtmarken Business with great attention to detail. In line with the successful "Urban Village" concept, the campus is becoming an urban village that is developing a well-connected community. And all this in a location where cars were built for decades on former coal mines.
Most attractive office location in Bochum
The innovation district is being built on MARK 51°7, the former Opel factory site in Bochum. With smart building technology, services, and renewable energy concepts, it has already become the most attractive office location in Bochum— thanks in part to complementary uses such as mobility hubs, restaurants, and childcare facilities. The comprehensive service concept with a neighborhood app serves the everyday needs of neighborhood users. The campus, which is connected to a strong fiber optic network, has excellent public transportation links.
The listed Opel factory kicked things off
Incidentally, it was not a new building that kicked off this outstanding landmark development: the Worldfactory, the start-up center of the Ruhr University Bochum, has moved into the listed O-Werk building, among others. In the former administration building of the car factory, it offers co-working spaces, networking platforms, and FabLabs, providing ideal conditions for turning ideas into successful companies. BrainLabs and BrainFactory: smart spaces for smart people
In the heart of the Ruhr metropolis, the O-Werk | Campus is the brain center for modern research and work. Right in the middle of the innovation district, a particularly smart new generation is growing: the BrainFactory, whose shell is already complete, and the fifth component of the campus development, consisting of two buildings. Designed as "brain labs," this next chapter in the success story will offer attractive office environments with multifunctional workshop and laboratory spaces in its two L-shaped buildings.
While the BrainFactory – the first Spirit Office in the Ruhr area and also the first to feature modern laboratories – celebrated its topping-out ceremony just four and a half months after the foundation stone was laid, the BrainLabs are currently in the concrete planning phase. The two buildings will be designed in such a way that a new, separate neighborhood square will be created in their center, which will serve as a meeting place and offer more than just dining options. Complementary uses can also be developed here, adding to the diversity of the campus and making everyday life easier for the people in the neighborhood. The ground floors are ideal for uses such as fitness studios, small shops, medical practices, creative workshops, showrooms, service areas, or workshops. Or laboratory space, but these can also be created on the upper floors.
