Networked working with a feel-good factor: The O-Werk | Campus in Bochum, which Landmarken AG is developing as a modern urban quarter for an optimal work-life balance, offers all the amenities that companies, research institutions, and their employees could wish for.

Where cars were built on former coal mines until 2014, an attractive innovation district is now emerging, which is already attracting numerous users and will soon offer more jobs than the former Opel plant. cutting-edge architecture and numerous services for the community make the O-Werk | Campus the most exciting hotspot of transformation in the Ruhr region.

urban Village: Service with heart for everyone

The well-being of the people who work there is at the heart of this cohesive neighborhood. This is where the full strength of the Landmarken family from various companies comes into play: Landmarken itself is a tenant in the Ideenschmiede, the first new building section of the neighborhood, which has already been completed. The highlight is the service point for all tenants, which our sister company Stadtmarken Business is now opening there—with a high quality of stay, conference rooms, flexible workspaces, and much more. Valeria Tagliafiero, the contact person for all users, will organize events, promotions, and sports activities as community manager. Numerous services will soon be available for booking via the specially developed Urban Village app, for which local partners are currently being acquired in Bochum.

The latest user is the Berufsgenossenschaft Rohstoffe und chemische Industrie (BG RCI), which will move into the BrainFactory in the second construction phase. From summer 2024, BG RCI will occupy around 7,000 square meters in the new building, for which construction work began in the spring. What makes it special is that the BrainFactory is being realized according to the new Spirit Offices office concept, which Landmarken developed together with New York architect Matthias Hollwich. He is responsible for both the interior design, which is geared toward creating a feel-good atmosphere, and the spectacular façade, which makes the building a real landmark in the truest sense of the word.

Spirit Office concept for a fresh start

"We want to reposition ourselves not only ecologically, but also economically," says Robert Hoffmann, project manager at BG RCI, which will relocate around 350 employees to the O-Werk | Campus and occupy more than 80 percent of the rental space in the building. "With BrainFactory, we have the opportunity to move into a modern and sustainable building and introduce a new office concept at the same time. We are looking forward to this paradigm shift and are convinced that we have found a partner in Landmarken with whom we can realize our sustainability goals and office concepts."
Landmarken has won Goldbeck West GmbH as the general contractor for the construction—the floor slab has already been laid. As with the entire campus quarter, the outdoor space is being designed by the KRAFT.RAUM. office, which will design the inner courtyard of the BrainFactory as an "urban jungle" with lots of greenery. Meanwhile, the first new construction phase of the O-Werk | Campus is largely complete. The think tanks designed by HPP Architects are already fully leased.

Important building blocks: Gastronomy and daycare centers

Further buildings are currently being planned, and laboratory space is also available here. Following completion of the daycare center, which is already in operation, plans are now in place for the adjacent restaurant. Discussions are currently being held with interested operators, and the opening is scheduled for spring 2024. This is also an important part of the neighborhood development.

The campus did not start with a new building: the Worldfactory, the start-up center of the Ruhr University Bochum, is now located in the O-Werk, a listed building developed by Landmarken. In the former administration building of the car factory, it offers co-working spaces, networking platforms, and FabLabs, providing ideal conditions for ideas to become successful companies.

With its project development on Prager Ring, Landmarken was able to convince Ericsson to relocate to Aachen. From the end of 2026, Eurolab will be the main user of the state-of-the-art new office building, occupying 5,500 of a total of 9,000 m² of office, research, and communal space.
