Independent living with a high quality of life for older adults is a key component of our neighborhood development projects. That is why we have invested in lively Holding GmbH—and, in doing so, entered a future-oriented market with a growing target audience and rising demand.
Joining lively Holding GmbH
As the Landmarken Group, we have acquired approximately one-third of the shares in this senior living specialist—other shareholders include founder Christina Kainz and the investment platform neworld.
This investment holds great promise—not only for us as a corporate group but also for the residents of our communities. Together with lively, we will implement and further develop a cutting-edge housing concept that reimagines senior living and addresses the growing needs of this demographic.
A space for comfort and joy—that’s lively
Inspired by the modern hospitality industry, lively bridges the gap between hotels, serviced apartments, neighborhood management, and the growing need for home-based elder care. The result is a place that offers a sense of security while also providing space for socializing, activities, and a zest for life. Bright, stylishly designed common areas—such as the living room, studio, or communal kitchen—invite residents to spend time together and truly feel at home. Residents are supported by the lively Buddies, who put their hearts into organizing daily activities—from yoga to group cooking sessions. This fosters a vibrant community where everyone feels seen, welcome, and connected.
“Not just supporting people in the third stage of life, but making it shine,”
Christina Kainz, founder of lively
“My personal ambition is not just to support people during the third stage of life, but to truly make it shine,” says Christina Kainz, founder of lively. “With lively, we’ve always thought very openly and across generations in the world of senior living. Together with Landmarken, this ambition is now taking it to a new level, because in the future we’ll be operating across users and buildings to create neighborhoods and genuine community concepts that strengthen cohesion and energize the entire neighborhood.”
The flexible, integrable lively offering is an important contribution to bringing together mixed age and user groups in our vibrant neighborhoods. “Originally, we had considered developing our own product for senior living,” says Landmarken board member Anke Tsitouras. “But we then made a conscious decision to go with lively and its compelling service concept.” neworld Managing Director Alexander Lackner is also pleased: “Landmarken’s onboarding confirms lively’s innovative approach, which successfully fills a gap in the assisted living market.”
“By investing in lively, we are gaining expertise in the growing senior living market.”
Anke Tsitouras, Executive Director of Landmarken
lively combines private, self-contained living units with a wide range of services, enabling residents to live independently with optional support. These services include sports, cultural, and recreational activities, events, and active on-site community management. Residents’ private apartments are complemented by large communal areas that provide a place to gather and socialize, as well as, in many cases, hotel-style apartments where visiting family members or guests can stay overnight.
An offering for people who consciously choose to live communally and value services—regardless of whether they have a care level or not. At the same time, a strong sense of security is fostered—supported by the community, the lively Buddies, and partner care services. The concept adapts to individual needs and grows flexibly with the residents, without any of the characteristics of a traditional nursing home.
