The York Quarter is being developed on the site of a former British military barracks. By 2030, it will become a new neighborhood featuring approximately 1,800 residential units, commercial spaces, restaurants, an elementary school, daycare centers, a community center, and recreational facilities. Within this overall development, the Landmarken project plays a key role—as a local retail anchor and as a connecting element between the existing and new neighborhoods.
Münster's largest urban development project
The explosive ordnance survey has been completed, so we’re ready to get started: We are creating a new center for the emerging York Quarter—Münster’s largest urban development project. Our planned complex of buildings will combine several key functions for the urban neighborhood—as a sustainable mix of residential and local retail spaces.
Here's what's planned
The upper floors will feature both larger and smaller residential units, many of which will have a balcony or loggia. The ground floors will house an Edeka, a Lidl, and a dm drugstore, as well as a restaurant. A standout feature is lively’s senior living offering, which includes common areas and services that are also available to other residents. In total, approximately 14,500 square meters of space will be created for various uses.
In addition, there will be an underground parking garage with approximately 200 parking spaces. A large portion of the more than 300 planned bicycle parking spaces will also be located underground. Escalators and elevators will connect the parking garage not only to the retail spaces but also to the future Yorkshire Square and the boulevard that will run through the York Quarter.
While a public gathering space is being created between the two new buildings, the rooftop garden on the ground-floor roofs offers residents a special quality of life as a green open space. “Our neighborhood will have a social impact on multiple levels,” says project manager Thomas Kieß: “It creates living space for all generations and offers local amenities directly below as added value for the entire district.”
Financing and Completion
The project is being financed by a regional banking consortium comprising three cooperative banks, led by Volksbank im Münsterland eG. Completion is scheduled for mid-2028.
The Landmarken development serves as a link between the new York Quarter and the existing Gremmendorf neighborhood, thereby becoming the heart of this newly integrated district. From an urban planning perspective, the two buildings create a publicly accessible extension of the landscaped boulevard, which will lead all the way to Yorkshire Square.
With its attractive communal spaces and lively senior living, the complex makes a positive contribution to the community. Thanks to its design, which emphasizes short distances and provides direct access to local amenities for all of Gremmendorf, its impact extends beyond the neighborhood.
The mobility concept includes 300 bicycle parking spaces, electric vehicle charging stations, and cargo bike sharing. The apartments in the complex, which is supplied with district heating and electricity from solar panels, are being designed to meet the BEG-40 standard. The goal is to achieve DGNB Gold certification.
