Another major leasing success in the Rhein-Main region: The Mannheim Local Court is moving into our AUGUSTA 33 portfolio for at least five years. To that end, the state of Baden-Württemberg has leased approximately 5,750 square meters in the prestigious historic building of our property on Mannheim’s Augustaanlage.
The spaces are now being renovated to meet the specific needs of court operations and adapted to the unique requirements of a district court. “Our building meets the public sector’s specific requirements for energy efficiency and sustainability,” says Christine Rumpf, Head of the Landmarken Rhein-Main branch. “We are now designing it so that the spaces are future-proof and remain flexible for third-party use even after the court’s tenure.”
AUGUSTA 33 is more than a traditional office building: the complex, acquired by LBBW in 2023, offers a vibrant community for companies, medical practices, and self-employed professionals. It consists of three building sections, including the historic, listed building from 1905 with its magnificent sandstone façade. The City of Mannheim is also a tenant, along with innovative companies such as Risiq GmbH, which advises banks on risk management. Having started as a startup with a small space in AUGUSTA 33, the company has expanded significantly within the building thanks to its dynamic growth.
Mannheim Municipal Court
The court’s current location in Mannheim Palace is undergoing extensive renovation over several years. In the meantime, AUGUSTA 33 will serve as its temporary headquarters. The lease is scheduled to begin in the first quarter of 2027. Extension options allow the State of Baden-Württemberg to use the space flexibly for up to ten years in total.
Inventory transformation since 2023
Shortly after the acquisition, the first phase of the renovation saw the creation of the Urban Village in the first extension—featuring a fresh color and interior design scheme as well as state-of-the-art conference technology.
Noteworthy is the energy retrofit that has already been completed: Following the minimally invasive installation of sensors, all key data regarding building physics and the existing building systems could be collected. Subsequently, a customized energy design was created using simulation models—partly thanks to artificial intelligence. This enabled the derivation of optimal measures for energy-efficient retrofitting, the integration of digital technologies, and the transparent management of energy consumption.
The installation of a photovoltaic system by Stadtmarken New Energy is now planned. In addition to the Platinum WiredScore certification already obtained, the project is also aiming for BREEAM certification for environmental and socio-cultural sustainability.
