A close-knit community across all generations
On Hüttenstraße, Bochum is right at your doorstep—yet the atmosphere remains pleasantly laid-back. Whether it’s downtown, the main train station, or the university: everything is just a few minutes away. Catch a quick train in the morning, pop into a café on a whim in the afternoon, or bike into town in the evening—here, getting around feels effortless and natural.
At the same time, the area impresses with its established neighborhood and strong social infrastructure. Supermarkets, bakeries, restaurants, doctors’ offices, and services are all right nearby. Everything you need is there—no detours, no rush. Hüttenstraße combines urban convenience with practicality for everyday life—and offers peace and quiet to boot.
The plan is "Life by the Park"
On the site of an old printing plant—where the *Westdeutsche Zeitung* used to roll off the presses—more than 200 apartments are now being built in a green, mixed-use neighborhood. Construction on the 8,500-square-meter site, which has been cleared of all contaminated soil, could begin in early 2027 and be completed by the end of 2028. The plan is for “Leben am Park” (Life by the Park), featuring a variety of apartment layouts across approximately 17,500 m² of gross floor area. One focus will be on senior-friendly housing, but families and students are also among the neighborhood’s target groups.
A residential neighborhood is being built here
At least 30 percent of the living space will be publicly subsidized. In addition, low-impact commercial uses such as small shops, craft workshops, and service providers will be permitted. The neighborhood, which will be built efficiently in a single construction phase, will also include an underground parking garage. In total, there will be approximately 90 parking spaces for cars and around 300 for bicycles.
The project revitalizes an industrial brownfield site, partially removes paving from the area, and adds attractive greenery. Low-emission, energy-efficient operations are made possible through wastewater heat recovery. A car-sharing program promotes climate-friendly mobility.
Our partner, Lively, will be implementing its attractive housing program for seniors—a key component of the multigenerational neighborhood. It stands out for its wide range of services, provides a sense of security, and fosters a sense of community.
The central location offers excellent public transportation access to downtown. Everyday amenities and the beautiful Iduna Park are within walking distance, as is the Bergmannsheil University Hospital.
