There is currently nothing like this in Germany: multifunctional buildings designed for sports, leisure, health, dining, and community. Our EPIX Spaces fill this gap—a new generation of urban spaces that intelligently combine diverse uses, ensuring long-term adaptability.

As the Landmarken Group, we are thus creating a new real estate product: Designed as flexible multi-tenant properties, “EPIX Spaces” offer a mix of curated fitness studios, exercise and wellness offerings, and select leisure formats. Complemented by dining options and high-quality communal areas, these spaces become highly attractive destinations.

EPIX Sports GmbH and Landmarken Group

Since December 2025, the Landmarken Group has been the lead investor in EPIX Sports GmbH, a group focused on experiential sports founded by experienced Berlin-based entrepreneurs. EPIX Sports invests in business models developed by local providers of high-growth trend sports and develops them into professionally managed, brandable concepts. “We want to support the best local sports providers in growing into European brands,” says Lea-Sophie Cramer, co-founder of EPIX Sports. The vision: to become Europe’s home for the next generation of sports and thereby set new, sustainable standards for community, sports, and fitness offerings.

Scalable real estate product with a rental model

“The more digital our daily lives become, the greater the need for physical activity, social interaction, health, and community,” says Anke Tsitouras, CEO of Landmarken AG. However, many cities lack suitable spaces that facilitate exactly that in everyday life. “We are not developing an operational concept, but rather a scalable real estate product with clearly defined quality standards and a leasing model that can be utilized effectively over the long term and forms a stable foundation for urban development and real estate investments.”

This new real estate class is emerging from the strength of the Landmarken Group, which, as a real estate powerhouse, brings together the combined strengths of our sister companies. Leading the effort is a team from Landmarken, Stadtmarken, and ecoPARKS, headed by Anke Tsitouras, Jochen Hermanns, Lukas Woltery, and Jörg Kunz.

And the goals are ambitious—just like the demand: By 2032, the Landmarken Group plans to realize ten of these multifunctional locations. Discussions are already underway with potential operators and partners for the first specifically identified locations in Berlin, Frankfurt, and the Ruhrgebiet. In doing so, Landmarken is specifically targeting investors and capital partners who are rethinking urban development and view sports and leisure infrastructure as an integral part of modern cities.
