Real success stories on the office market: Our first three Spirit Offices are celebrating milestones that prove that the concept based on the four pillars of community, sustainability, health, and intelligence is exactly the right one.

Number 1 is KiteLoft in Cologne, where the first tenants have moved into their premises following completion of the building: With OMP, a provider of digitized planning solutions for supply chains, and Akkodis, a specialist in intelligent industrial solutions, two highly innovative companies are moving into KiteLoft. And the third will follow soon: Cannamedical Pharma is scheduled to move in at the beginning of June. The subsidiary of the Semdor Pharma Group specializes in medical THC and has a global network of suppliers whose products are refined in Meerbusch.
KiteLoft is a real milestone on the road to climate neutrality: our first building that can be operated entirely without fossil fuels!

While the intelligent modular design of the façade already had a resource-saving effect during construction, energy is generated sustainably through geothermal energy during operation. With a supply of green electricity and thanks to optimal adjustment of the property through building automation with digital measurement and control components— the equipment with high-quality sensor technology does not require any additional control units – the KiteLoft can be operated in a climate-neutral manner. And that is outstanding in Germany: Through a dynamic year-round simulation of the holistic energy concept with digital twins, the operating sequence and construction could be ideally represented in advance under a wide variety of simulated environmental influences, which can now
are now being implemented automatically in building operations. "Thanks to the consistent application of the building and energy concept, we are, so to speak, one year ahead of the building in terms of operation," says Christian Profanter, Head of Smart Building at Landmarken.

The first three tenants occupy just over half of the approximately 5,500 m² Of office space in KiteLoft, where attractive dining options on the ground floor will ensure that employees don't have to leave their Spirit building for lunch unless they want to enjoy the green outdoor area with benches when the weather is nice. Also outside and truly spectacular is the roof terrace with sweeping views over the cathedral city, which can be used jointly by employees of all tenants.

With its project development on Prager Ring, Landmarken was able to convince Ericsson to relocate to Aachen. From the end of 2026, Eurolab will be the main user of the state-of-the-art new office building, occupying 5,500 of a total of 9,000 m² of office, research, and communal space.
