Edeka and Lidl are on board: Landmarken submits building application for Mixed-Use-Ensemble in Münster
Landmarken AG has submitted the building application for its "Neue Mitte York" project in the Gremmendorf district center in Münster. The project developer will realize a Mixed-Use-Ensemble here with retail, residential, and commercial space.
The approximately 9,400 square meter site is part of the York Quarter, which is being developed in the south of Münster on a former barracks site. The expansion of the existing center with local amenities is particularly important for the district. To this end, leases have been signed for 2,000 square meters of retail space with Edeka Rhein-Ruhr and for 1,400 square meters with Lidl. The project is being financed by a consortium of three cooperative banks led by Volksbank im Münsterland eG.
The planned building complex will combine several important functions for the Gremmendorf district: larger and smaller residential units will be built on the upper floors. In addition to Edeka and Lidl, a drugstore and restaurants are planned for the ground floors. The concept is rounded off with additional commercial space and a community area for senior citizens close to the apartments. A total of around 16,500 square meters of space will be created for residential, retail, restaurant, and commercial use.
In addition – and this is a special feature for retail projects – there will be an underground car park with around 200 parking spaces. Most of the more than 300 planned bicycle parking spaces will also be underground. E-charging stations and sharing options for cargo bikes are part of the mobility concept. The apartments in the complex, which will be supplied with district heating and electricity from photovoltaics, are being planned in accordance with the EH-40 primary standard. As with all Landmarken projects, DGNB Gold certification is planned. The building application was submitted at the beginning of September, so the building permit is expected to be granted at the beginning of 2026. Subject to this, construction could begin at the start of the second quarter of 2026.
The project is an important component of what is currently the largest urban development project in Münster: the York Quarter, which is being built on the site of former British barracks, will become a new district by 2030 with 1,800 residential units, commercial space, restaurants, a primary school, daycare centers, a community center, and local recreational facilities. The Landmarken project plays a key role in this overall development, not only because of the future local amenities it will provide. It is also the connecting element that will allow the new development to grow together with the existing Gremmendorf district to form a single neighborhood.
In terms of urban planning and architecture, the two buildings serve as a bridge. The green boulevard of the emerging York Quarter extends between the two new buildings with a publicly accessible "green corridor" to the new center, Yorkshire Square. The square itself, with public areas for markets, festivals, green spaces, and places to linger and play, is being realized by the urban development company KonvOY as part of the district center. Completion is scheduled for the fourth quarter of 2028.
The city of Münster is also planning to redesign Albersloher Weg with more and better crossing options for pedestrians and cyclists. Construction is expected to begin in the fourth quarter of 2027. The current shopping mile will be upgraded with more greenery and a higher quality of stay. The city's center management is already actively supporting the processes and communication of the extensive measures.
In terms of design, the new Landmarken project with large windows and clinker brick facades will deliberately reference the current district center. The roof garden on the ground floor roofs will provide a green open space for young and older residents alike, offering opportunities for leisure, sports, and relaxation.
