German Development Partners: Strong partners for portfolio holders and investors

Two renowned German real estate companies have joined forces to offer service development throughout Germany as an alliance of leading project developers. Landmarken and ehret+klein have jointly founded German Development Partner GmbH (GDP) for this purpose. The company is based in Frankfurt. The new company aims to offer both portfolio holders and international investors a "one-stop service" for the whole of Germany.

"Now is the right time for cooperation. With GDP, we are combining the many years of experience and expertise of both partners. Investors benefit from our in-depth knowledge of local markets and gain easy access to the German real estate market," says Michael Ehret. The founder of ehret+klein will lead GDP as co-CEO alongside Landmarken CEO Jens Kreiterling. He adds: "Our services benefit portfolio holders who need to make their portfolios marketable again, as well as investors who are planning to enter the German market or who want to build up a pipeline of residential properties or neighborhoods – from project development to operation."

The advantages of the alliance are obvious: Together, Landmarken and ehret+klein combine nationwide coverage with in-depth regional expertise that extends far beyond the A cities. "Thanks to our multiple local presences, we understand the cities and speak their language," continues Jens Kreiterling. From acquisition and sales to property management and operation, GDP offers expertise for the entire real estate life cycle – all from a single source. "We combine our expertise to develop valuable real estate as long-term partners," says Michael Ehret.

GDP focuses on service development in all asset classes: compact, user-friendly housing for all target groups—from families to seniors and students to companies that need housing for their employees—as well as commercial, neighborhood, and urban development. This can also include portfolio transformations. GDP also targets distressed project developments in order to give them new prospects. "In doing so, we stand for uniform standards, a clear ESG focus, transparent pricing, and binding reporting," Michael Ehret continues. In addition to service development, capital investments or joint ventures are also conceivable. Depending on the region, implementation will then be carried out either by Landmarken or ehret+klein.

Philipp Lehnert and Tobias Blöchinger are responsible for the operational business of the new company as managing directors. "The German market is difficult for new investors to tap into," says Philipp Lehnert. "We are exactly the right partner, especially for investments in multiple cities." Tobias Blöchinger emphasizes the synergy effects resulting from the combined expertise in project development, planning, urban design, management, and operations. "Our customers will benefit from this just as much as we do."

It is no coincidence that Landmarken and ehret+klein found each other: "It was important for us to find a partner who shares our values and has the same quality standards," says Jens Kreiterling. "We are a perfect match and can learn from each other. We develop and implement projects on the stable foundation of shared experience and act on behalf of our customers as if it were our own property." Regional expertise also played a role in the merger: While ehret+klein is primarily active in the south and also in Berlin, Landmarken's focus is mainly in the west and Hamburg, although it also has experience in eastern German states through its sister company ecoPARKS.

    Topping-out ceremony at Prager Ring in Aachen: Landmarken and Ericsson are eagerly anticipating the future

    The mayor arrived in a fire truck: just eight months after the foundation stone was laid in April, the "Arbeitswelten am Prager Ring" in Aachen celebrated its topping-out ceremony. The sustainable new office building by Landmarken AG comprises almost 9,000 square meters of office and communication space. The main tenant is the global corporation Ericsson, which is moving its Eurolab to Aachen. Landmarken is in talks with other prospective tenants. Construction work is proceeding according to plan, so that completion is expected on schedule at the end of 2026.

    As a showcase project for successful building transformation, the New Gesundheitshaus in Dortmund is also becoming an international role model. The Landmarken project was nominated for the "ULI Europe Award for Excellence" by an international jury. Projects from across Europe, the Middle East, and Africa were considered for the award. As announced by the Urban Land Institute (ULI) in October, the Neue Gesundheitshaus is the only German candidate on the shortlist.

The foundation stone for the "Leben am Sonnenpark" project was laid on September 8. Construction is progressing well: the floor slab is now being laid on top of the underground car park and the ground floor is being built at the rear. The construction work is being carried out by August Prien. Completion is scheduled for mid-2027.
