Landmarks: first residential project in the Ruhr region
Landmarken AG is set to develop its first residential construction project in the Ruhr region. To this end, it has acquired an approximately 8,460 square meter plot of land on Hüttenstraße from the Bochum Economic Development Agency. Around 200 apartments can be built on the former site of a printing plant.
The landmark development is part of a new mixed-use district being built on a 17,000-square-meter site by Bochum Economic Development. In addition to the residential space in the western part, a new office complex for the German Social Accident Insurance (DGUV) is to be built on the eastern part of the site.
Landmarken AG is currently the largest office space developer in the Ruhr region and is currently developing the O-Werk campus on the former Opel factory site in Bochum and the Be.cause on a former railway site at Bermuda3Eck. With its first residential construction project, the company is continuing on its path of avoiding land sealing through the reuse of so-called brownfield sites: "Like our commercial developments, we are not building our first residential project in the Ruhr area on a proverbial greenfield site, but are recycling and unsealing an old industrial site," says Sylvia Friederich, member of Landmarken's management team. "This is exactly in line with our philosophy. We are delighted that the Bochum business community has placed its trust in us and would like to repay this trust with a meaningful and future-oriented reuse of the site."
The current focus at the site on Hüttenstraße is on dismantling the old buildings. The plot is then scheduled to be handed over in 2023, ready for construction. In the meantime, the Office for Urban Planning and Housing is working with investors and with the participation of political committees and the public to develop a development plan. Subsequently, subsidized and privately financed apartments can be built here. The target groups for the approximately 200 residential units are to be all generations. For example, Landmarken AG is currently developing a concept specifically tailored to senior citizens, which can be applied here on part of the site.
The development area is located southwest of the nearby Bochum city center, directly adjacent to the green Iduna Park. It connects the residential districts of Bärenorf and Ehrenfeld. Local shops for daily needs as well as tram and S-Bahn stations are in the immediate vicinity. The A448 motorway connection is only a three-minute drive away. "A very attractive location that is ideal for creating new living space for a wide variety of user groups," says Sylvia Friederich.
A completely new institute complex is being built right next door on the eastern half of the property. The approximately 140 employees of the Institute for Prevention and Occupational Medicine (IPA) of the German Social Accident Insurance will move in there. The IPA Institute focuses its research on work-related illnesses and occupational diseases, thereby supporting professional associations and accident insurance funds in their tasks. At the same time, as an institute of the Ruhr University Bochum, it is responsible for teaching occupational medicine.
