The kite office complex is fully leased
One of Cologne's largest real estate projects is nearing completion and fully let: in addition to Sparkasse KölnBonn and lise GmbH, a telecommunications company will complete the tenant mix at kite, developed by Landmarken AG.
The interior work is well advanced, and the exterior facilities are currently being finalized. The first two tenants will move in this June, and the last space in the Butzweilerhof complex will be handed over in December.
Sparkasse KölnBonn will occupy around 17,000 of the total 22,800 square meters of rental space in kite as the anchor tenant and has signed a long-term lease agreement for 25 years. A Sparkassen campus with new office environments, a conference and training center, and a staff restaurant is being created for them in the office complex. Around 750 employees, primarily from administrative units, will move to the Sparkassen campus.
Lise GmbH will occupy around 1,250 square meters in the three-part office complex, including a roof terrace with a view over Cologne. A telecommunications provider will be the third tenant, occupying the remaining 4,900 square meters of the complex, which consists of three building sections. The ten-year lease has just been signed. "The full letting is a huge success. All tenants fit perfectly into our concept, which focuses on the well-being of employees," says Jochen Hermanns, member of the Landmarken management team. The real estate companies Greif & Contzen and Larbig & Mortag acted in an advisory capacity. The law firm Rotthege provided legal support.
"With its optimal working conditions, kite is a milestone in the development of the Butzweilerhof district, which is an up-and-coming location," adds Nils Perpeet, head of the office and special real estate unit at Landmarken. The three office blocks, which offer plenty of open space and open onto a boulevard, were designed by the renowned firm HPP Architects. Partner ZECH Bau is ensuring that the project is completed on time and without disruption. The additional planned parking garage will provide sufficient parking spaces for all users. The modern mobility concept also includes 185 bicycle parking spaces and 60 parking spaces for e-mobility with charging stations, including 45 for cars and 15 for e-bikes. The aim is for the complex to achieve DGNB Gold certification.
