Landmarken leases more than 50 percent of office space in Cologne's "Spirit Office"
Three companies have leased space in Landmarken AG's new KiteLoft office building in Cologne. While OMP, a provider of digitized planning solutions for supply chains, and Akkodis, a specialist in intelligent industrial solutions, are moving in this month, Cannamedical Pharma GmbH, which specializes in medical THC, will follow at the beginning of June. KiteLoft can be operated in a climate-neutral manner and is the first building to be constructed in accordance with the new "Spirit Offices" office standard. Landmarken developed this standard in collaboration with New York architect Matthias Hollwich.
The three tenants occupy just over half of the approximately 5,500 square meters of office space in KiteLoft. The building, whose space is maximally flexible thanks to its lack of supporting columns, also offers a restaurant on the ground floor. In addition to the green outdoor area, the spectacular roof terrace on the 5th floor with a sweeping view over the cathedral city is shared and will also be available to future tenants of the remaining vacant space. Discussions are currently underway with other prospective tenants. "We want to fully let the building together with Landmarken before the end of this year," says Manuel Röhrig from the commissioned broker Larbig & Mortag. "There are currently no comparable spaces with this price-performance ratio in Cologne."
KiteLoft Cologne is powered without fossil fuels
KiteLoft is the first completed Landmarken building that can be operated entirely without fossil fuels. "While the intelligent modular design of the façade already had a resource-saving effect during construction, energy is generated sustainably through geothermal energy during operation," says project manager Jan Hilgier. Through a dynamic year-round simulation of the energy concept with digital twins, the operational process and construction, which are now automatically implemented in building operations, could be ideally represented in advance under a wide variety of simulated environmental influences. "With a supply of green electricity and thanks to optimal adjustment with digital measurement and control components, the property can be operated in a climate-neutral manner."
The "Spirit Offices" office concept
The idea behind the "Spirit Offices" office concept, which is being implemented for the first time in KiteLoft, is based on four pillars: "Intelligence," "Happy & Healthy," "Community," and "Respect Nature." In addition to climate protection, the new office standard stands for a digital building that thinks for itself, promotes health through sports facilities and healthy materials, and strengthens the sense of community through inspiring communal areas. "Spirit Offices delivers what an office needs to offer today: community, sustainability, health, and intelligence," said Nils Perpeet, Head of Office and Special Real Estate and Partner at Landmarken. "At KiteLoft, the people who work there can experience all of this."
At the same time, KiteLoft is the final building block of Landmarken AG's kite quarter in Cologne's Butzweilerhof district, where numerous companies have settled in recent years. Two further "Spirit Offices" by Landmarken AG are currently under construction: while the foundation stone for AlphaSpace in Aachen was laid at the end of February, BrainFactory in Bochum will be completed this summer.
