The foundation stone for BrainFactory Bochum has been laid
Milestone for the O-Werk | Campus at MARK 51°7: On Friday, the foundation stone was laid for BrainFactory Bochum, Landmarken AG's first Spirit Office in the Ruhr region. Designed by New York architect Matthias Hollwich (HWKN), the building is located directly next to the O-Werk and can be operated in a climate-neutral manner using geothermal energy from mine water. The main tenant will be the Berufsgenossenschaft Rohstoffe und chemische Industrie (BG RCI), which will occupy around 7,000 square meters in the new building. 1,400 square meters with a roof terrace are still available.
BrainFactory is part of the second construction phase of O-Werk | Campus at MARK 51°7, the former Opel factory site. The new building with its spectacular façade will house the Spirit Offices concept developed by Landmarken AG in collaboration with Mathias Hollwich. "The office as a pure place of work for performing tasks has had its day. The best employees expect their employers to provide a positive work and community experience in inspiring locations with a strong identity," says Jochen Hermanns, member of the Landmarken management team. "The fact that BG RCI will occupy 84 percent of the property in one fell swoop is a great vote of confidence in our Spirit Office concept, which we are implementing here."
The concept is based on the four pillars of "Intelligence," "Happy & Healthy," "Community," and "Respect Nature." These stand for a digital building that thinks for itself, promotes health through opportunities for exercise and the use of healthy materials, and strengthens the sense of community through a wide range of services and communal areas. Respect for nature is expressed through sustainable construction and climate-friendly energy management.
Goldbeck, with its Bochum branch, is the general contractor for the construction site.
As general contractor, Goldbeck has taken over the construction site with its Bochum branch. "Together, we are creating a future-proof, sustainable building with a smart interior – it's simply great fun," says branch manager Ulrich Luh. "Thank you to Landmarken for the cooperative partnership!" Earthworks began in February and construction is proceeding according to plan. The exterior walls of the building will be installed starting in mid-May. The plan is to have the shell of the 5th floor completed by the beginning of August. Tenants will be able to move in in the summer of 2024. While BG RCI will bring together around 350 employees in the building, around 1,400 square meters on the upper floor with a roof terrace are still available.
Built to the EG 40 energy efficiency standard, the BrainFactory will be largely powered by green energy: the building's heating supply – one of the first in North Rhine-Westphalia – largely covered by geothermal energy through a connection to underground mine water, with district heating used for peak loads. Integrated energy monitoring and intelligent building technology reduce consumption, and electricity is produced by solar panels on the roof.
The first construction phase with the think tanks has already been completed
The first construction phase of the O-Werk | Campus, the think tanks designed by HPP Architects, has already been completed. Several tenants have already moved in, including Viactiv health insurance, which offers around 800 employees approximately 14,000 square meters of modern workspace. The Landmarken AG campus, which includes the BrainFactory, is creating an innovative quarter that offers not only office space but also complementary uses such as mobility hubs, restaurants, and childcare. A comprehensive service concept with a neighborhood app also serves the everyday needs of neighborhood users. The service point in the Ideenschmiede, operated by Stadtmarken Business GmbH, will open as a physical contact point this May.
"The campus mix of networking and amenities, encounters and support, architecture and open spaces creates a unique quality," says Landmarken project manager Constanze Justus. The campus is also excellently connected to public transport, thanks to the recently added rail line. has excellent public transport connections.
