Villa Luna celebrates its opening: Daycare center makes an important contribution to neighborhood development at MARK 51°7

It is one of Bochum's largest daycare centers and an important component of the neighborhood development of O-WERK | CAMPUS at MARK 51°7: Villa Luna in front of O-Werk. The 60-place bilingual daycare center, which opened in August, has now celebrated its opening party. Construction took just five months.

The modern new building, called "Bauklötzchen" (building blocks), was generously designed with a total area of 1,255 m². Here, as well as in the spacious 1,400 m² outdoor area, the children have plenty of space to play, move around, and explore. The bright rooms have been furnished with great attention to detail, creating a family atmosphere in which the children feel comfortable and can develop according to their talents.

"We are very much looking forward to our start in Bochum! The city is known for its dynamic growth, and the O-Werk | Campus is also an extremely innovative location. Our modern, bilingual concept and Bochum are a perfect match," says Dr. Jürgen Reul, founder and managing director of Villa Luna daycare centers. "We are also delighted to be implementing our fifth joint daycare project with Landmarken since 2005."

Up to 109 children aged between four months and school age can be cared for in the six groups at Villa Luna. Two of the groups are for children aged between four months and three years, while the other groups are for two-year-olds and three- to six-year-olds. Villa Luna Bochum is managed by Aileen Schaumann and Nadine Del Grosso.

The places in the private daycare center, which offers bilingual education based on the immersion principle by at least one English-speaking specialist, are publicly funded. According to the principle of "one person – one language," the English-speaking specialist speaks exclusively English with the children, colleagues, and parents.

The rapid completion of the two-story building, which will also have a green roof, was made possible by modular construction. The modules, which were prefabricated at the ALHO factory, were delivered and assembled in mid-April, after construction began in early March with the foundation work.

"Just like the planned restaurant next door, the daycare center in the center of the O-WERK |CAMPUS is an important building block in our neighborhood development," says project manager Nadine Krotscheck from Landmarken AG. "The campus is not just about work. The mix of amenities and care, greenery and architecture, encounters and relaxation creates a unique quality for everyone."

Diagonally opposite the daycare center and the O-Werk, the former Opel administration building has been converted and offers modern space for the two tenants Ruhr University Bochum and babymarkt.de – the first new construction phase of the O-WERK | CAMPUS is currently being completed. The three buildings plus parking garage will be handed over to the tenants at the end of the year. Two further construction phases are also planned. In total, over 80,000 square meters of office space can be created in O-WERK | CAMPUS, which is to be certified with the LEED Gold certificate for particularly sustainable real estate.

Landmarken AG recognized early on the potential of Bochum as a center of knowledge and innovation and of the Ruhr region as a whole as a region on the rise. The company has been active in the Ruhr region since 2016 and is already the largest private office developer in the metropolitan region, according to the 2021 Ruhr project developer study by the Bulwiengesa analysis institute.
