AUGUSTA 33
Our first Landmarken project in Baden-Württemberg is more than just a traditional office building: The complex, acquired by LBBW in 2023, offers a vibrant community for companies, medical practices, and self-employed professionals. Renovated to meet both energy efficiency and aesthetic standards, this over 100-year-old existing property is being transformed into an “Urban Village” featuring traditional offices, coworking spaces, and community areas.
AUGUSTA 33 consists of three building sections, including a historic building from 1905 with a magnificent sandstone facade that is listed as a historic landmark. Tenants include the City of Mannheim, medical practices, and innovative companies. They all benefit from a high degree of flexibility: Risiq GmbH, for example, which advises banks on risk management, started out as a startup with a small space in AUGUSTA 33 and has significantly expanded within the building thanks to its dynamic growth.
The Mannheim District Court will also move into the existing complex for at least five years. To this end, the State of Baden-Württemberg has leased approximately 5,750 square meters in the property’s prestigious historic building on Mannheim’s Augustaanlage.
While the court’s actual location at Mannheim Palace undergoes extensive renovation over several years, AUGUSTA 33 will serve as the court’s interim headquarters. The lease begins in 2027. Extension options allow the state of Baden-Württemberg to use the space flexibly for a total of up to ten years.
