Residential, retail, and commercial developments spring up on former barracks grounds
Landmarken AG is developing a plot of land on Albersloher Weg in the York Quarter in Münster. The planned building complex will fulfill several important functions for the surrounding district: it will include residential units for all generations, a full-range supermarket, a discount grocery store, a drugstore, and restaurants.
The concept is rounded off with additional commercial space, a senior citizens' community area close to the apartments, and a private daycare center for children. The apartments in the complex, which will be supplied with district heating and electricity from photovoltaics, are being planned in accordance with the BEG 40 standard. In addition, there will be over 300 bicycle parking spaces, most of which will be located in the underground car park, which will also offer around 200 parking spaces for cars.
The various functional components will contribute to the neighborhood's short distances and, with their integrative residential and shopping offerings, will have a social impact beyond the neighborhood. In terms of urban planning and architecture, the ensemble of two buildings will serve as a bridge and, with its large windows and clinker brick facades, will reference the district center in its design. The roof garden on the ground floor roofs offers a green open space for young and older residents as well as for the children of the daycare center, providing a special place to spend time.
This was preceded by a municipal call for investors, which Landmarken won with its design, and the acquisition of the property at the end of 2024. Münster's mayor, Markus Lewe, describes the Landmarken project as an important project not only for the York Quarter, but also for the neighboring districts. It is part of the overall development of the York Quarter, which is growing into a new district with 1,800 residential units, local amenities, commercial space, restaurants, a primary school, daycare centers, a community center, and local recreational opportunities on the site of a former British barracks.
