We take a holistic view of sustainability.

This means maintaining a balance between economics, ecology, and social issues. We take responsibility for creating an environment worth living in. By using natural resources sensibly, we develop high-quality, sustainable projects. Sustainability is part of our Landmarken spirit, which we live internally and convey externally through our projects.

Our vision of a sustainable future in 10 points

For a fair and sustainable future, cities, settlements, and buildings must...

  1. Store or avoid more greenhouse gas emissions than they emit
  2. Produce more energy than they consume
  3. Contribute to more biodiversity than they destroy
  4. Build resilience to climate change
  5. Be planned and used as material storage
  6. Be built to last: flexible and adaptable to future uses
  7. Promote human well-being
  8. Be accessible and inclusive for all
  9. Promoting community
  10. Attractive and safe places to stay

Global goals for sustainable development

The Sustainable Development Goals (SDGs)—also known as the 17 global goals for sustainable development in the 2030 Agenda—were created to engage governments, civil society, the private sector, and academia around the world.

Agenda 2030 is a roadmap for our future and aims to enable a dignified life worldwide while preserving natural resources in the long term.

It takes economic, environmental, and social aspects into account. All countries are called upon to align their actions with it – and Germany has already set a good example early on. We at Landmarken AG have also integrated the global sustainability goals into our corporate strategy and are already implementing them in various areas such as "Sustainable cities and communities," "Affordable and clean energy," "Climate action," and "Partnerships for the goals."

Our diagram visualizes which of the 17 targets in our corporate strategy have already been implemented. The intensity of implementation is represented by dots.

Our climate goals

As Landmarken, we have not only committed ourselves to the global sustainability goals, but have also defined our own goals, which we are implementing in the areas of ecological construction, renovation, and climate-friendly operation of buildings and neighborhoods.

In the new building

2025

  • Climate-neutral operation in 75% of completed new buildings
  • Climate-neutral construction, initially through offsetting
  • At least 60% of the building footprint as green space on the building

2035

  • 30% recyclability in completed projects
  • Climate-neutral operation in 100% of completed new buildings
  • 1. Climate-positive building, without offsetting
  • At least 80% of the building's floor space as green space on the building

In stock

  • Postponement of the CO₂ stranding date according to CRREM by at least 10 years
  • Reduction of final energy consumption by at least 30% compared to the purchase date
  • EU taxonomy compliance
  • BREEAM certification in existing buildings of at least "very good"

Our social goals

Our mission: We want our projects to have a measurable social impact. We strive to make a contribution to society and to act as a role model for the industry. Areas in which we achieve social impact: Quality of housing and life, socio-economic diversity, local infrastructure and mobility, and community development.

Engagement in initiatives

ICG's Social Impact Investing Initiative 2.0

As a continuation of the impressive success of the ICG's Social Impact Investing Initiative, the follow-up project aims to bring the social and societal responsibility of real estate companies to the attention of the general public and the real estate industry. It is intended to help initiate initial pilot projects with an additional social and societal impact. The Social Impact Investing Initiative 2.0 aims to involve real estate companies more closely in their social and societal responsibility and to support the initiation of such projects. To this end, networks of stakeholders, investors, and implementation partners will be formed to jointly promote best practice projects.

ULI Product Council Urban Developments

At the Urban Developments Product Council, we develop strategies and solutions for the sustainable, resilient, and livable city of tomorrow—and we do so at an expert level. Jens Kreiterling, CEO of Landmarken AG, is the chair of this Product Council, which focuses on urban innovations.

Our goals

Implement existing social impact scoring models in the real estate industry.

In recent years, social impact investing has become increasingly important—especially the social impact aspect. We use smart social impact scoring models from the real estate industry to analyze and evaluate the social contribution of our buildings and neighborhoods.

Define and measure specific impact indicators for all projects.

Every investment has an impact—socially and/or environmentally. That is why we define clear impact indicators for all our projects. Among other things, we ask ourselves the following questions: Who do we want to reach with the project? What awareness should the target group gain? And how will this change people's living conditions? What social goals should the project contribute to?

Developing places that foster identity.

We are shaping the future of cities. Our vision is to enable people to live and work in a healthy, community-oriented, and affordable environment. Whether it's urban development, office space, or residential areas, we create unique places that foster a sense of identity.

The Code for Building Culture

We act in accordance with the Code for Building Culture of the Institute for Corporate Governance in the German Real Estate Industry and the Federal Foundation for Building Culture.

At Landmarken, we believe in making cities more livable and attractive. We are proud to be one of the first companies in Germany to sign the Building Culture Code, which is based on five core values: ecological compatibility, economic feasibility, social balance, high spatial and design quality, and results-oriented planning culture. Our commitment to the fundamental values of the Federal Foundation for Building Culture and the Institute for Corporate Governance in the German Real Estate Industry is an expression of our Landmarken philosophy in practice. By providing solutions that are environmentally friendly, economically feasible, and socially responsible, Landmarken works to create positive change in every urban building block. It is our deep conviction that the real estate industry bears a special responsibility for shaping our living spaces.

ESG – for a holistic approach

We are working to create buildings, neighborhoods, and facilities that are both ecologically and socially valuable.

Environment

Environment – the E in ESG. When it comes to making real estate more climate-friendly in construction and operation, we want to be pioneers. Our sustainable methods help to reduce the environmental impact of construction. We implement our ecological responsibility:

  • Landmarken sustainability standard as the foundation for all projects
  • Strategic focus on CO₂-optimized portfolio
  • Building certification according to DGNB, LEED, and BREEAM
  • Climate-neutral business processes
Social

Social – the S in ESG. At Landmarken AG, we strive to continuously improve our social responsibility.

  • Healthy buildings through low-pollutant building materials
  • Involvement of stakeholders in development processes
  • Creating places that foster identity
  • Voluntary social engagement as a team
Governance

Governance – the G in ESG. If you want to improve the world, you have to start with yourself. Our projects convey our attitude to the outside world, but we also live these principles internally as a family business with our distinctive #LandmarkenSpirit. We bear corporate responsibility:

  • 35 years as a family business: responsible and exemplary entrepreneurship
  • Integration of sustainability into the corporate strategy
  • Alignment of the sustainability strategy with recognized standards, e.g., EU taxonomy, CRREM
  • Commitment to leading industry initiatives

Sustainability funds

In order to promote both ecological and social sustainability in our projects, we have set up an internal sustainability fund. This fund serves to achieve project goals even if they would not be realized from a purely economic point of view.

The project teams at Landmarken AG can apply for a grant from the fund for their projects with their goals and measures. This also creates internal competition that promotes innovation and inspires everyone involved in project development at Landmarken. The fund is financed by Landmarken AG's revenues and serves as a bridge. Because we are already firmly convinced that ecologically and socially sustainable action also pays off economically in the long term.

Climate-neutral business processes

Landmarken AG is committed to sustainable business practices. If you want to improve the world, you have to start with yourself. That is why we have been offsetting emissions from our business processes since 2019.

The biggest sources of emissions are employee mobility, both our own vehicle fleet and commuting to work. To reduce these emissions, we have switched our procurement strategy for the vehicle fleet to electric and hybrid drives. Landmarken also offers employees bike leasing and a public transport subsidysince the beginning of 2020, Landmarken has been purchasing exclusively certified green electricity with the OK Power seal for its office spaces. To offset unavoidable emissions, Landmarken invests in reforestation projects.

But climate neutrality is not enough. We want to go even further and are therefore supporting, for example, the rewetting of moors in Germany, one of the most important CO₂ sinks. Our current commitment corresponds to around 68 tons of CO₂.
